Snagging in Damac Hills & Damac Hills 2: What Villa Buyers Need to Check Before Handover

Damac Hills and Damac Hills 2 look similar on a brochure, but they inspect very differently. Both are large, master-planned villa communities built by the same developer, both sit on Dubai's southern growth corridor, and both get marketed with near-identical language — golf course living, family clusters, resort-style amenities. On the ground, though, a villa snagging Dubai inspection in the original Damac Hills (handed over mostly between 2017 and 2021) turns up a different set of defects than one in Damac Hills 2, also known as Akoya Oxygen (still handing over new phases today). Age, climate exposure, and construction-era standards all shape what an inspector finds.

That gap matters because most villa buyers assume "snagging" means the same checklist everywhere. It doesn't. A Damac Hills snagging inspection on a resale villa is largely about wear, retrofits, and long-term water ingress; a Damac Hills 2 inspection on a near-handover unit is about finish quality, first-use mechanical faults, and whether the landscaping package the developer promised was actually installed. Knowing which profile your villa falls into changes what an inspector should spend the most time on.

Why the Two Communities Inspect Differently

Damac Hills launched earlier and has now had several years of UAE summers to test its original build quality. Damac Hills 2 is a larger, lower-density footprint built in phases, with some clusters only recently reaching handover, and construction standards and finishing contractors have shifted across that time. The practical result is two very different defect profiles, even though the marketing for both communities looks almost identical.

Damac Hills (established villas)

  • Sealant and grout fatigue around pools, balconies, and roof terraces after repeated summer expansion-contraction cycles.

  • Settlement hairline cracking at villa corners and over door and window lintels, which is mostly cosmetic but needs checking against structural movement.

  • Aging AC condensate lines and ducting, often showing signs of previous-owner DIY fixes.

  • Garden irrigation systems retrofitted or altered by prior owners, sometimes no longer matching the original drainage plan.

Damac Hills 2 (newer handovers)

  • Incomplete or substituted landscaping — the show-villa garden package doesn't always match what's actually delivered.

  • Paint and tiling finish defects typical of first-use properties: uneven grout lines, paint overspray, poorly cut skirting.

  • Electrical and smart-home snagging, including app-controlled lighting or gate systems that aren't fully commissioned at handover.

  • Drainage and gradient issues on newer plots where community-wide landscaping is still being finished, which can direct water toward the villa instead of away from it.

A Room-by-Room Checklist for Both Communities

Exterior and Roof

Check parapet walls and roof drainage outlets for debris or incorrect fall, inspect external cladding and render for hairline cracking, and confirm roof access hatches seal properly against rain and dust.

Pool and Garden

Test pool pump and filtration cycles, check tile and coping-stone level around the pool edge, and verify irrigation zones actually reach the planted beds rather than pooling near the villa's foundation.

Interior Finishes

Run a level check on floor tiles room by room, check skirting-board mitres and paint lines at every corner, and test every door and window for square alignment and smooth closing.

MEP: Mechanical, Electrical, Plumbing

Thermal-image every AC unit and distribution board under load, pressure-test water supply lines, and confirm every socket, switch, and smart-home device is live and correctly labelled on the electrical schedule.

From the Field

On a recent inspection of a four-bedroom villa in Damac Hills 2's Amazonia cluster, our team found the landscaping contractor had installed the irrigation drip lines before the final grading was complete. The result was a slope that channelled surface water directly toward the villa's rear elevation instead of away from it — exactly the kind of fault a visual walkthrough alone tends to miss. A moisture meter reading at the base of the rear wall confirmed early dampness that hadn't yet reached the interior. Flagging it before handover meant the developer corrected the grading and re-laid the affected irrigation run at no cost to the buyer — a fix that could have run into the tens of thousands of dirhams, plus possible structural repair, had it surfaced a year later as rising damp.

Common Mistakes Villa Buyers Make

Buyers often schedule the inspection for the same day as handover, leaving no time to negotiate fixes before keys change hands — book it at least a week before the scheduled handover date wherever the developer allows. Another common mistake is assuming a "snag-free" show villa means the actual unit is the same; show villas are built to a different standard and finished well ahead of the batch being handed over. Buyers also tend to focus entirely on cosmetic finishes — paint, tiling, skirting — while skipping the MEP checks that catch the expensive problems, such as undersized AC ducting or incorrectly wired smart panels. A final, often-skipped step on any Damac Hills snagging job is the re-inspection: many buyers never go back after the developer's "snag list" is marked complete, which is the only way to confirm the fixes actually held.

Frequently Asked Questions

Is Damac Hills 2 the same development as Akoya Oxygen?

Yes — Damac Hills 2 is the rebranded continuation of what was originally marketed as Akoya Oxygen, so older listings and some contracts may still use the Akoya name.

How long does a villa snagging inspection in Damac Hills take?

A typical four- or five-bedroom villa takes two to four hours, depending on plot size, whether the garden and pool are included, and how many defects need to be documented in detail.

Should I get a resale villa in Damac Hills inspected if it already passed its original snagging?

Yes. A resale inspection focuses on a different set of risks — wear, previous-owner alterations, and long-term water or structural issues — that an original handover snagging report would never have covered.

What's the biggest difference between inspecting an older Damac Hills villa and a new Damac Hills 2 handover?

Older villas are mostly about assessing wear and verifying nothing has deteriorated since handover; new villas are about catching first-use construction faults before you accept the keys.

Can snagging catch landscaping and irrigation problems, or just issues inside the villa?

A proper snagging inspection covers the full plot, not just the interior — irrigation, drainage gradient, pool equipment, and boundary walls are all checked, since poor exterior grading is one of the most common causes of later water damage.

Whichever side of the Damac Hills and Damac Hills 2 divide your villa sits on, the fixes are cheapest and easiest to enforce before you've accepted handover. A documented, dated snagging report is what turns "the developer promised to fix it" into something they're actually obligated to.
